Do I need planning permission for a Loft Conversion?

In the majority of cases, carrying out a loft conversion is fine, as it is recognised as a permitted development. The design of the conversion does need to fit specific parameters, however.

What kind of Loft Conversion should I choose?

Hip to Gable

This type of loft conversion is recommended if you own an end of terrace, detached, or semi detached house. It is a type of conversion carried out on roofs that have three slanted sides. Aside from opening up the loft, Hip To Gable conversions allow for the staircase to join seamlessly in the process. They can also be fixed to a dormer loft at the rear side of the roof.

Mansard

Mansard loft conversions take a little more work and effort than the other types of conversion mentioned above. In most cases, Mansard conversions require planning permission because of the complexity of the changes needed. However, all of the work put into a Mansard conversion, the results are the most aesthetically appealing - creating an abundance of space, light and headroom.

Shell

Shell conversions are most useful for those on a set budget, or homeowners that want to be involved in the construction process. Shell conversions are unique in that they enable you to add their own finishing touches to the design. Dormer

The most popular type of loft conversion, dormer conversions are an extension of an existing roof. How can someone tell if their loft is suitable for conversion?

There are many factors involed to see whether your loft is suitable for a conversion or not. The good thing is, most are!

One of the primary factors is height. The ridge line is usually the highest point in most lofts, if the height from the top of the ceiling to the underside of the ridge is 2300mm (230cm) or higher, this would usually mean the height is sufficient.

If your lower than 2300mm then if height is sufficient on the first floor, the ceilings can be lowered to obtain the height within the loft.

Are you in a conservation area? This can sometimes be a restiction on the size of the dormer allowed of any. If you are unsure, here at Loft Guru we can undertake a survey and let you know.

95% of loft conversions do not need planning permission but building regulations are always required, along with working drawings and structural calculation which are subbmitted to the local authority.

Run us through the different stages in the loft conversion process - what’s involved?

The first stage would be to make an appointment, this would enable us to carry out a full survey, discuss options, your requirements and budget.

Once costs are agreed and a deposit has been made, our architect will visit, measure and produce drawings for your approval. Once approved these are then submitted to both the local authority and oir structural engineer.

On an agreed start date the scaffolding will be erected and work will commence. The installation of the steel beams is usually the first structural element undertaken as its these steels beams that will bare the weight of your new loft conversion. The structural floor is then installed followed by the dormer.

The roofing works are then undertaken to ensure the elements are kept outside the building, while the qualified electrical engineer and plumbing first fix are installed.

The new space can now be insulated to meet current building regulations, plasterboarded, plastered and the bespoke made staircase installed.

The second fix electrical, plumbing and carpentry works can then be completed, all finished to a high standard ready for any decoration.

The process generally takes 6-8 weeks.

It was smooth process and worked finished according to the time scale, we had an issue with structural drawings and change slight change but in the end it worked out well. Builder Balraj was efficient and finished the work with given same time scale and with in agreed Budget.

Olivier responded quickly to my 'bark' and we hired him shortly after to gut and renovate our kitchen. Once work started we found that the extension we were building in was rotten and required a huge amount of extra work. Olivier took it all in his stride, providing structural engineer and architect advice where needed. He didn't hesitate to take on this massively larger/longer project with quiet confidence and has performed beyond expectations. I wouldn't hesitate to recommend him 100%, he's as good as they get.
